Since I’ve been learning and preparing to flip properties myself over the past few years, I especially enjoy working with investors. It’s fun to envision how a property can be transformed, but ultimately I get how investors look at properties, with a return in mind. To that end, I can offer an array of specialized services to investors.
Of course one of the main topics I discuss with my investor clients is property valuations. I use my tools and provide a detailed CMA (Comparative Market Analysis) and give a market snapshot of the properties nearby that are active, pending and recently sold. With that information, we can develop a plan in regards to any needed repairs or renovations.
I often work with investors that live out of the area, out of state and even out of the country. With today’s technology, that really isn’t terribly difficult. Communication is key and we have so many means of communication at our fingertips. I update my investor clients regularly and they know they can almost always catch me on the phone or via text.
As a member of CFRI (Central Florida Realty Investors) I have access to various contractors and trades professionals. As a Realtor, I have a wide network of other Realtors in my company who are an excellent source for referrals to just about any home services one might need.
I can coordinate needed repairs or renovations, meet with contractors at the property, collect estimates, and submit them for the investor’s approval. I have contacts for trash removal, minor handyman repairs, major renovations, mold remediation, A/C work, plumbing and much more. As a fine artist and graphic designer who pays attention to current trends and design ideas, I can provide input on color and materials selections.
I offer my suggestions on what repairs are absolutely necessary to earn top dollar and what can possibly be left for the new owner to update. It essentially comes down to the investor’s budget and desired profit margin. With the improvements in mind, we price the finished property to sell. I always do my best to price properties right and find that my listings overall sell within 5% of list price.
When the property is complete, I put it on market with proper marketing fanfare and get it sold super fast! Properties that have everything done–repairs handled and some nice updates–will go under contract quickly and close easily. Buyers love turnkey!
